Just a 10 min drive to 24Hr and Bally’s,  the Batting Cages, Miniature Golf and Three Public Golf Courses.  15Min. From CSUN, LAVC, and the Lankershim Red Line.  Walking distance to the Sepulveda/Erwin station.

Owner maintains usage of the separate detached studio/garage.  I use it for storage only and don't live there.  I will need to maintain two or three times a month access, with 48hr notice.

About the pool.  I have to say it isn’t really baby/toddler friendly.  Although the fence/gate is legally sufficient, it encompasses the whole back yard. There are three doors that lead from the house to the backyard/pool.  There is No fence around the pool, nor do I intend to install one.  I’ve had offers from prospective tenants to fence the pool and it isn’t something I am willing to do.
