A property owner/developer is seeking a smart, experienced general contractor to work on two or three residential remodeling/restoration projects in Los Angeles. I have a house restoration well under way, a duplex just started, and a house for new construction still in the planning stages.

As Project Manager, you will be running the projects under my overall direction. You will be interviewing subs, specifying projects, reading and interpreting plans, managing our own small team of three laborers and a foreman, dealing with LADBS and inspectors, locating materials, and talking with manufacturer technical reps to investigate products and materials. In short, you will be doing all the same kinds of things a GC would do if he specialized in careful, high end remodeling or historic restoration projects. But instead of working for yourself, you’ll be working directly for me, the property owner.

You must have at least 10 years experience in the construction industry and at least 5 years experience as a GC (preferably more, have done mostly residential remodels, be a great problem-solver, and be comfortable with both the jobsite and the office. We are pretty reliant on computers, emails, the internet, etc., so you have to be as well. By the way, it is not necessary that your GC license be current.

If you have not had a class B license but are interested in doing other work on my projects, feel free to reply to this email BUT do say that right upfront so I don’t get confused and delete your email without realizing. For example, if you’re a qualified plumbing contractor or an expert wood refinisher, do go ahead and reply to this posting but tell me what you’re looking for in the first sentence or in the subject heading. I’ll keep your email handy in case I have work for you now or in the future.

Our offices are located in a large house on a quiet private street in 90028 that is one of the project sites. I am open to a flexible schedule if you have existing construction clients, but you should be able to work at least some hours most workdays, M-F. The job pays $20 base compensation plus performance incentives averaging around $5 per hour, or about $25 per hour total. This is a 1099 contract position.
