EXPERIENCE: Minimum of 3-5 years in property management and training background required.



GENERAL DUTIES AND RESPONSIBILITIES:




Summary Manages operations, financial transactions and record keeping at assigned multi-family properties. Communicates with and provides reports to corporate office as requested. Supervises staff site staff including maintenance techs and leasing consultants (if applicable). Essential Duties and Responsibilities Fills vacancies by ensuring vacant units are rent-ready; coordinating newspaper and internet advertising and signage; holding weekend open houses; showing vacancies; completing tenant applications and rental agreements; accepting and recording deposits and scheduling and coordinating move-ins and updating directories. Ensure renting activities comply with state and federal laws. Collects and deposits rents by due dates; serve late rent notices and 3-day notices to pay as needed. Maintains timely and accurate financial records by updating rent rolls; transmitting expense receipts to the corporate office; and maintaining petty cash log and receipts. Promotes tenant satisfaction by: maintaining clean and orderly premises (entry, leasing office, garage, grounds, common areas); ensuring work orders are completed by on-site maintenance on time and satisfactorily and supervising work of contractors (landscapers, pool services, plumbing, electrical, etc.). Maintains communication with other Starpoint staff and management by responding to phone calls and requests on work days within 2 hours, sending weekly and ad-hoc reports, participating in meetings, and mentoring and helping train other site staff. Handles administration and record keeping: Prepares and distributes notices (rent changes, evictions, enforcement of rules; court actions, etc.); records staff time worked accurately and by deadline; maintains records of completed and outstanding work orders, furniture and equipment owned by Starpoint, etc. Conducts market rent surveys. Fulfills responsibilities of other positions as needed (leasing, gardening and cleaning). May be assigned other duties. Supervisory Responsibilities Manages multiple staff members. Monitors, approves and records work hours. Takes responsibility for overall direction, coordination, and evaluation of work. Maintains department staff by interviewing, orienting and training new employees. Appraises performance; supports staff’s skill development rewards and disciplines employees; addresses complaints and resolves problems. Ensures own actions and department operations comply company policies and procedures and applicable employment laws and regulations.

Computer Skills: Word, Excel, Outlook and Yardi is preferred
