WANTED - FULL TIME GENERAL MANAGER FOR LARGE LUXURY CONDO BUILDING - MUST HAVE PRIOR EXPERIENCE MANAGING A CONDOMINIUM COMPLEX AND NOT JUST APARTMENT BUILDINGS. THIS JOB DOES NOT CONTAIN ANY LEASING OF APARTMENTS.
Assist the Board of Directors, as needed, in long-range planning, communications, and other tasks, keep informed of long-term goals and general environmental conditions to provide input and propose solutions.
General office and bookkeeping skills, maintain association records and update as necessary, schedule common area maintenance, keep maintenance records and review vendor invoices; conduct site inspections; prepare correspondence including meeting notices, violation letters for CC&R enforcement, and other correspondence; compiling Board of Directors meeting agendas and board meeting packets; facilitating board meetings, reporting to Board of Directors at board meetings, taking minutes at board meetings; implementing directives from Board of Directors; reviewing financial statements; assisting in the preparation of recommended annual budgets; pay HOA bills from HOA accounts when directed, make deposits at local HOA bank when necessary, communicate with homeowners, board members, committees, developers, vendors and others, record accurate data on new and existing residents.
Promote positive, proactive employee and resident relations by demonstrating a “fair and consistent” manner in all interactions; develop a motivated community team through effective personnel management by example and by setting and communicating clear standards, guiding the staff to fulfill its potential. Work with other employees to maintain a smoothly-run community and be an effective leader, think outside the box, be dependable, flexible, ethical, hard-working, a team player and able to build a cohesive group interaction and make decisions independently, maintain a professional attitude and appearance at all times, desire to develop superior personalized service.
Supervise on site staff, budget performance, preparing reports, expense control, maximizing income, maintaining client and vendor relationships and motivating employees, coordinate maintenance of the property with appropriate support to keep project quality to the highest standards, must be great with figures and detail oriented, excellent communication skills, verbal, listening, writing, including documentation skills; ability to read, understand, and implement association CC&R’s and other governing documents; and financial management skills, including ability to read, understand, and explain financial statements, multi-task and prioritize, have superior customer service skills, ability to interact effectively with residents, peers, and management, work well under pressure and be accurate, responsible, dependable and a fast paced environment. Move-in and move-out reports.
Utilize ADP or equivalent employee handbook and related materials while adhering to state and federal law governing employer/employee relations.
On occasion, when deemed necessary, General Manager may need to work additional hours to best suit the needs of the Association – flexible hours / days and weekends and be responsible for after-hours and emergency on-call coverage.
Be familiar with similar properties in the area.
Job includes some driving and work outside of office and some evening work, for example, board meetings.
Must attend all Association meetings.
Computer literacy with Microsoft Office.
Must pass background check, and have valid CA. driver’s license, clean driving record, reliable vehicle, and proof of automobile liability insurance. Updated information must be kept on file at HOA office.
CACM, CPM certification preferred but not necessary.
Bachelors Degree from a accredited university a must.
Previouse property management experiece of at least 50 units a must.
Must have a passion for real estate and people interacation.
References a must.
