The Assistant Resident Manager/Groundskeeper will live on-site at Navy Blue Apartments in a 14-unit family living development located in Venice. The Assistant Resident Manager/Groundskeeper will be responsible for the overall curb appeal and common area cleanliness at Washington Courts (Los Angeles), Tabor Courts (Venice), and Navy Blue Apartments (Venice). In addition, this person will be responsible for rent collections, and assisting with annual re-certifications, move-ins, move-outs, and oversight of vendor performance at Navy Blue Apartments. All three of these properties are section 42 LIHTC. This position is part time requiring 20 hours per week. The Assistant Resident Manager/Groundskeeper reports to the Property Supervisor.
ESSENTIAL FUNCTIONS
- Daily grounds inspections to maintain curb appeal and resident safety at all three properties.
- Maintaining cleanliness of all common areas, stairways, elevators, laundry rooms, common area bathrooms, storage rooms, community rooms and hallways at all three properties.
- Report all issues concerning resident health and safety, maintenance or other areas of concern to Property Supervisor on a daily basis.
Duties at Navy Blue Apartments:
- Rent collection including follow-up with tenants’ payment plans, sending three-day notices to pay or quit.
- Represent company and interact with tenants with the intent of solving problems and enforcing house rules and lease and parking agreements. Communicate outstanding issues to Property Supervisor.
- Assist with annual re-certifications including inspecting units after re-certifications and scheduling repairs.
- Fulfillment of monthly reporting to Property Supervisor and Director of Housing
- Assist with move-ins/move-outs and other lease maintenance responsibilities as required
- Other duties as required.
QUALIFICATIONS
Required:
• Minimum of one year experience in on-site property management in affordable housing with tax credit properties, HUD subsidized housing or State funded housing.
• Ability to recognize odors that could indicate smoke or fire, and ability to see and hear within normal environment of an office or common area required.
• Must be computer literate with working knowledge in email, internet, word processing, spreadsheets, and database software.
• Posses a valid California Driver’s License, vehicle, vehicle insurance and an acceptable driving record.
• High school diploma or GED required.

• Ability to work independently; have problem solving skills and excellent people skills.
• Organized and have the ability to juggle multiple projects.
• Must be a team player.
• Detail-oriented with the ability to prioritize and meet deadlines.
Physical Requirements & Working Conditions:
• Occasional lift and carry materials up to 35 pounds. Duties may require sitting, kneeling, crouching, standing, walking, twisting, reaching or bending.
