The shelter itself is the 10x40 foot model from Atlas shelters, which you can view in person at their Los Angeles or Texas factory. If you want to send me your contact info I can call you, but to answer some specific questions the 20acre parcel is valued at $150k, and zoned residential so you could build a house in it if you wanted to. There is no electricity nearby so you would need to be on solar or wind. I estimate the value at the minimum of $5k per acre for recent sales. Then I added the value of the well which is $40-$50k. The shelter itself was over $100k plus the installation costs. As you can see this is a great value and is underpriced (because I can't advertise it on the local real estate market) So $250k value for $170k is a pretty sweet deal.

I own the land outright and will consider carrying the loan with a 50% down but I prefer a cash sale.
