In very short walking distance to a bodega & coffee pop up shack.
The front of the space has a hang out zone like a living room. That's used as an art therapy office some sporadic days & times, so your access would have to work around that. Weekends are free unless there is an event, which would only be a couple of hours.

Month-to-month rental with preference until the end of the year if we're a good fit.
Short term rentals are fine, but a subletting agreement is mandatory and a legal document
Deposit of one month rent, which can be used as last month's rent.
30 days notice to vacate for either party.
What it's not:
Please note the space is not ADA accessible as there is one stair into the front door, 3 steps down from the back door, and two steps up to the small bathroom.
No plaster sanding, table saws/sawdust, noxious paint/fumes/spray painting, or smoking of any kind (inside).
Outdoor space is fine for these things and there's plenty of room
No living in or sleeping overnight in the space
No excessive scents (e.g., patchouli, turpentine)
