We prepare the Lease documents of each successful applicant and do the detailed move-in on the date of Lease signing.
We obtain competitive estimates for repair or renovation jobs from reliable handyman services or licensed contractors. We do an inspection of the properties on a regular schedule. All tenants have to contact our office for any type of repair works so that we can depute a handyman or vendor to do the assigned work.
Each property account is maintained in the latest version of the 'Yardi Breeze' software. Monthly cash flow statement of each property is prepared to show the current month and year to date rent with laundry (if applicable) gross income; property maintenance and mortgage expenses and available cash in hand.
We prepare and e-file Owner 1099 statement for each accounting year.
The legal matters relating to tenant eviction due to non-payment of rent or other types of default on the part
of the tenant is handled by our office with the help of our Attorney office. We represent our client in the court
and at the property on the date of Sheriff lock-out.
We can also provide you detailed information about a Living Trust, Will, Power of Attorney and Probate.
