sublet term is super flexible. can start as a set-term sublet with option to sign a lease, just ask I am probably okay with it! The room is available now (October 22) until indefinitely.
Rent is $1,442 per month with a 1-yr lease or 1,800 month-to-month.
If you want to try a week or two before signing a longer sublease, totally fine with us. We want to find someone who's a good fit that also likes living here!
All utilities included (wifi, gardening service, cleaning service, laundry detergent, cleaning and kitchen supplies, LADWP, SoCalGas).
Deposit is one month's rent on approved credit and/or background check + references.
We have so much common space! WFH and artist live/work friendly - you'll love having both outdoor and indoor studio space/workspace.

The room can be rented fully furnished, partially furnished, or unfurnished. It is far from the two occupied rooms, so sometimes it will really feel like you've got the whole house to yourself. Large windows give the room great natural light. Floors and closet doors almost new (installed 3 years ago). The room is 12.5ft x 12.5ft with a large 3ft x 6ft closet.

Two brothers (32, musicians) live in the 3rd bedroom and I (28, handyman and artist) share the back room with my boyfriend (26, artist). Us four share the 2nd full bathroom and only ever use yours to quickly wash our hands and the like when we're closeby. We're all super friendly and quiet. On occasion we have people over but almost exclusively in the back of the house (backyard, poker/game room and garage pool table area).
We are between ages 16 and 32 and are looking a housemate within or near that age range :)
We keep the 2nd bedroom free a guest room your out-of-town guests can stay in when they visit. When no one's staying in it, it functions as a studio space.
Our backyard is private and fully enclosed (pet-friendly!) and has a garage with a pool table, smaller additional painting studio, a die table, BBQ, and more.
Smoking is okay outside in backyard/back patio or front yard/front porch (aka anywhere outside haha). We also smoke indoors in the garage (both the main garage pool table area and the painting studio behind it).
We recently adopted a sweet cat named Isabel, she doesn't shed a lot but she's a DMH (domestic medium hair) so this house isn't ideal for anyone allergic.
We dog-sit for friends on occasion so looking for someone dog-friendly.
People with pets of all kinds are welcome! Couples or roommates situations are considered as well.
