Your Role as an HVAC Maintenance Technician

In this role, you aren't just an HVAC tech—you are a vital part of our property's mechanical heartbeat. While you will be our primary expert for diagnosing, repairing, and maintaining complex HVAC systems, you will also lead the charge on general maintenance. From restoring drywall and fixing leaks to handling electrical swaps, your diverse skill set will ensure our residents have a safe, functional, and comfortable place to call home.

Note: This position requires participation in a rotating after-hours on-call emergency schedule.

Key Responsibilities

• HVAC Expertise: Act as the lead for all heating, ventilation, and air conditioning needs. This includes installation, troubleshooting, and preventative maintenance, as well as component replacement and certified refrigerant handling.

• Comprehensive Repairs: Execute skilled repairs across multiple trades, including:

  • Plumbing: Unclogging drains, repairing/replacing leaks, and handling water heater issues.

  • Drywall & Finish Work: Expertly patching, sanding, and painting drywall to restore units to "like-new" condition.

  • Electrical: Replacing fixtures, switches, ballasts, and troubleshooting minor electrical issues.

• Unit Turns: Work efficiently to prepare vacant apartment units for new residents, ensuring every detail from the AC to the baseboards meets Westland standards.

• Resident Service: Respond to and complete resident work orders with professionalism and a high level of customer service.

• Property Upkeep: Conduct routine inspections of buildings and mechanical equipment to identify and resolve issues before they become emergencies.

Qualifications

Required Certifications:

• Valid HVAC Certification
• EPA Universal Certification

Required Experience & Skills:

• 1-2 years of hands-on experience as an HVAC technician.
• A valid Driver's License and reliable transportation.
• Ability to participate in a rotating on-call schedule for after-hours emergencies.
• Advanced knowledge of HVAC systems and strong skills in general maintenance, including plumbing and electrical.
• Physical ability to lift over 75 pounds and work in various weather conditions.
