• I provide expedited residential, commercial, and interior architect services as a design/build GC throughout Los Angeles County including The Palisades, Alta Dena, Malibu, and other fire damaged areas where an experienced and determined professional is needed to expedite the building permit process. You choose your own builder after permit approval, or you pull the building permit as an "owner builder".
• Value engineering is a must. Value engineering is standard practice in my design development that can only be provided by a designer with years of building experience. I will guide you and make you aware of expensive construction design features that have a more economical option. There are also ways to save a large amount of money on structural engineer and soils engineer costs in many cases if the project is designed with certain parameters. Value engineering alone provides construction cost savings that pays for most or all of the cost of hiring a seasoned designer with building experience in many cases.
• I know how to navigate through the ultracomplex and frustrating Planning and Building permit process and I find the exemptions and solutions that only experience can provide.
• I am an independent building plans designer with 20 years of design experience and 15 years of prior building experience in southern California which is invaluable in the design process.
• Plans can be prepared with my title block and logo or as a ghost writer under a general contractor's logo.
• Every project typically begins production within one week or less after signing of proposal.
• My services include everything you need for a building permit plus I offer 3D rendering and virtual walk through.
• My fees are substantially less than most architectural firms, and payments are progressive with design phases.
• I am always available days, nights, and weekends for my clients during the design and construction phase.
• If you give me a description of the project and square footage, I can provide an estimate within 2 hours.
• I provide full building permit construction documents design services: concept and finish materials design, space planning, structural design, and electrical/plumbing/sewer/mechanical designs with calculations as needed for a full permit submittal package and a package discount.
• I can prepare your complete set of architectural plans within 2-3 weeks and be ready for the first submittal.
• I can design an addition or ADU that can be approved without a structural engineer which will typically save you over three thousand dollars in most cases.
• Unpermitted structure compliance projects are welcome.

• I have 20 years of experience in residential additions and ADU's, renovations, commercial tenant improvements, restaurants, office buildings, and ADA parking and interiors, plumbing/sewer design, electrical design, mechanical design, MEPS.
• I have designed over 80 construction plans for building permits from start to approval throughout OC, LA, and IE. Samples available upon request.
• If you only want to start with a plan showing your existing building, home, or site plan to scale so that you can envision your design options (also known as an as-built), I am happy to do that for you.
• My proposals are very detailed, and my payment schedule is progressive with the project progress and without the high hourly rates.
• If you choose not to complete the plans, then you only pay for work completed.
• My proposals are design only, and you choose your own contractor to build.
• I can also advise you through vetting a contractor and the construction process as needed.
• A typical set of plans includes a cover sheet, site plan existing/new, storm water management plan if needed, existing/demolition floor plan, proposed floor plans all floors, lighting plan, exterior elevations, building sections, roof plan, window schedule, equipment schedule, and architectural details, & accessible details if needed.
